In 2017, Roshan graduated from dental school and opened his own practice. By 2018, he was already buying investment properties on the side. And by December 2023, he had done something most professionals only dream about: he retired from dentistry entirely — not because things went wrong, but because real estate had already outpaced his income as a dentist.
Today, Roshan’s portfolio spans commercial retail strip centers, a fix-and-flip business called Friendly Home Buyers, hard money lending operations, residential investments, and much more — and through nearly every chapter of that journey, one banking partner has been there: Prism.
Roshan’s path to Prism started with a coincidence that felt almost too convenient to be real. In 2022, he was pursuing his first commercial property — a retail center in Fort Wayne, Indiana. A Florida-based company he was working with on the deal referred him to a local lender that could help finance it. That lender turned out to be Prism Bank, headquartered right in Oklahoma City — his own backyard.
“I had bought around 50 single family houses and I had no idea you guys were right here. And since then, it’s been a wonderful relationship.”
It’s a relationship that has now grown to an extensive loan portfolio spanning commercial real estate, residential properties, fix-and-flip financing, a custom line of credit, and even a loan for his personal home.
What sets Prism apart, in Roshan’s words, is a willingness to build around the borrower. When his lending needs didn’t fit a standard product, Prism’s Chief Lending Officer, Matthew Scantlin, didn’t send him elsewhere — he created a line of credit program specifically designed around what Roshan was doing.
That personal, flexible approach has paid off in unexpected ways. As a commercial real estate investor, one of the most powerful things Roshan can bring to a negotiation is what’s called “certainty to close” — the ability to assure a seller that financing is locked, reliable, and fast.
“Because of my certainty to close, I have actually won offers at a lower price than someone who had a higher offer. I get to show a seller five past transactions — all with Prism Bank, all done quickly, no issues — and that shows a level of confidence you can’t prove otherwise.”
Prism’s streamlined process means Roshan always knows quickly whether he’ll be approved, what the bank needs from him, and when they can close. In a competitive investment market, that clarity is a competitive advantage.
Roshan has been with Prism since before the rebrand — back when the Bank was Oklahoma State Bank — and has watched the institution grow alongside his own portfolio. He’s become one of Prism’s most enthusiastic advocates, regularly referring friends, fellow dentists, doctors, and investors.
“You don’t have to be a dentist or doctor to use Prism Bank. Even with my primary home — people ask who I used, and Prism is always at the top of the list.”
We’re proud to grow with clients like Roshan — and can’t wait to see what he builds next.
